About SB2 Property Ventures

History

SB2 Property Ventures Ltd was set up at the end of 2006 with a view to capturing a number of emerging property opportunities.

SB2 was formed out of a previous independent property company which operated successfully from 2001 to September 2006.

Prior to the market crash SB2 acquired a number of investment and development opportunities and are currently managing those assets to revised business plans. All investments made to date have either been held and managed with a positive cash-flow or have been successfully sold on for a profit. Where development sites have been acquired, these projects are still in train although timeframes for delivery have been revised.

SB2 are now acquiring new opportunities that are becoming available at previously unobtainable yields and at historically low pricing levels.

Current Portfolio

SB2 have continued to grow their portfolio since their inception in 2006 and currently have approximately 440 residential units, 125 hotel beds, 16,500 sq ft of retail and 13,000 sq ft of B1 going through the planning system.

SB2 also have a number of buildings under management made up of B1 offices and retail located in the City, Greater London and the South East.

New Investments

Where SB2 are looking to acquire new opportunities, they are funded by a number of private individuals and opportunity funds and are actively seeking new investments to add to their portfolio.

The market has dictated that the more risky unconditional planning projects are in general not viable options. SB2 are therefore seeking to acquire income producing sites and investments with longer-term asset management / redevelopment opportunities.

Typical investment criteria are for mixed duration income, multi-let, prime City office, some with retail at the lower levels. These opportunities offer the best medium term yields and the ability to add value through the down-turn with exit timescales of 5 to 7 years.

Asset / Building Management

SB2 are also working with owners to asset manage their properties or act as development consultants where appropriate.

SB2 current run all asset and building management in-house to enable a more hands-on approach to property investment. This is all the more important at a time when tenant performance is so critical.

Development / Construction Management

SB2 have a division specialising on delivering construction projects on both a refurbishment scale and on a full build out scale.

Projects have ranged from office re-clads to completion of stalled construction projects on behalf of debt funders.

SB2 can deliver building projects either as contractor or as development partner, depending on the appetite of the landowner to take on risk.
