Summary of Professional Experience
Tim has managed a number of development projects through the planning system over the last 18 months including the Trafalgar Way project consisting of 397 residential units in two towers of approximately 30 and 35 storeys. Tim also manages a number of investment properties in the City and Greater London.
Whilst at Savills, Tim was involved in predominantly large scale mixed use development and regeneration projects where he advised landowners, local authorities and developers on a range of issues including planning, viability, valuation, design, phasing, and other issues relating to value maximisation.
Tim has also provided agency advice and services to landowners and has acted for funds as due diligence and acquisition surveyor in the purchase of commercial opportunities.
Tim was generally involved on the cashflow appraisal and analysis of the various development options, opportunities and risks, in conjunction with agency teams and has advised on overage, claw-back, land equalisation, CPO indemnity, joint venture and partnering agreements.
Tim has also acted as team manager where he has been involved in the interview and selection of professional teams to undertake design work for the preparation of planning applications together with the sale, through joint ventures and land disposals, of the enhanced product.
In relation to development projects, Tim has been involved in ongoing viability advice during the planning stage of projects as well as formal valuations for board approvals and red book valuation for funding purposes.
Specific Project Experience

Cricklewood Regeneration (14m sq ft), Tim was involved in the master-planning of the Cricklewood Regeneration Project, primarily in relation to the business plan modeling and viability. He was also responsible for advising CRL (a joint venture between Hammerson and Multiplex) on the S.106 negotiations in terms of risk analysis and strategy as well as providing the "open book appraisal" used for negotiation purposes.

Greenwich Peninsula (15msq ft), advising Median Delta Ltd (a consortium made up of Lend Lease Europe and Quintain Estates and Development), where he was seconded for three months during the final stages of legal closure in order to assist directly with the financial modeling and appraisal of the business plan. He then advised MDL on the strategy for marketing and subsequent sale of land tranches to third party developers.

Wembley (7m sq ft), advised Quintain Estates & Developments on the corporate acquisition of Wembley London Ltd and 55 acres of strategic development land. Subsequently provided development advice relating to an outline planning application made in November 2003. Tim constructed a bespoke development cashflow to analyse potential returns from the regeneration over a 10 year period. He was also involved in taking the first building to detailed planning application stage and the negotiation of a tripartite joint venture vehicle for the development of the site.
